like anywhere else in NSW.

Penrith acreage sits on a mix of alluvial soils, reactive clays, and the occasional pocket of sandstone shelf — and which one your block has determines how the arena gets built. Mulgoa and Wallacia tend to clay; Luddenham and Llandilo are mixed; Castlereagh and Berkshire Park sit closer to the floodplain. We've worked across all of them.

Reactive clay (Mulgoa, Wallacia, Orchard Hills)

Clay that swells in wet, shrinks in dry. Without geofabric, your aggregate base just gets pumped into the clay over time and the arena sinks unevenly. We fabric every clay site, no exceptions.

Mixed soils (Luddenham, Llandilo, Kemps Creek)

Often inconsistent within a single property — one corner clay, another corner sandy loam. We map the variability during the site visit so the build accounts for it, not after the bucket goes in.

Floodplain edge (Castlereagh, Berkshire Park)

Higher water table, slower-draining subsoils. Pad usually built up rather than cut down, with extensive perimeter drainage running to the lowest point on the block.

Do I need DA from Penrith Council for an arena?+

For most rural-zoned properties under certain size and setback thresholds, the arena is exempt or complying development. Confirm with Penrith Council before starting — we'll flag the situation during your site visit.

Can you work around an existing horse property?+

Yes. Most arena jobs are on properties with horses already on them. We work with you on yarding logistics, sound impact, and access timing so the build doesn't disrupt the horses too badly.

What surface do you recommend?+

Depends on discipline. Sand-and-fibre is the all-rounder, washed sand alone for dressage on a budget, rubber-and-sand for high-impact jumping. We don't supply surface but can introduce you to local installers.
